NFT Valuation

If you’re considering selling or staking /borrowing against your asset-backed TokenHouse NFT (TNFT), one of the most important steps in the process is getting a property valuation done.   

A property valuation is required as part of the TNFT creation process, however, the nature of property is that the value of an asset can go up or down over time, so it is essential to get an updated property valuation before selling or staking your TNFT, to ensure that your asking price is in line with the current market value of  the property.

Market value is based on various factors such as location, size, condition, and recent sales of similar properties in the area.  

The process of getting a property valuation done typically involves hiring a professional valuer or appraiser to conduct an inspection of the property and prepare a valuation report. For TokenHouse NFT holders, the process could not be simpler, as we provide TNFT holders with the option to revalue their NFTs, in the ‘My NFT’ section of their TokenHouse Account.  

A few simple steps and TokenHouse will take all the hassle out of the property valuation process. 

Step 1:

Click on the ‘My NFTs’ tab in the left hand menu.

Step 2:

Select the NFT that you would like to have revalued.

Step 3:

Navigate down and click on the 3dot icon at the bottom right of the NFT overview page, then select ‘Revalue NFT’ from the menu options.

Step 4:

From there, simply follow the prompts and proceed to the payment page, where you will be asked to pay for the updated valuation report.

Once payment has been successful, TokenHouse will instruct a suitably qualified property professional to complete a valuation report on the property linked to the NFT in question.

The process of getting a property valuation done typically involves the following steps:

Assign a professional valuer or appraiser

TokenHouse has an in-house property management company with qualified, experienced property professionals who will conduct or oversee the valuation.

Schedule an inspection

Once TokenHouse Property Management has been assigned to conduct the valuation of the property, the property manager will schedule an inspection. During the inspection, the valuer will take measurements and photographs and note any unique features or defects of the property.

Analyse the data

After the inspection, the valuer will analyse and compile a valuation report using the information gathered during the inspection and other desktop research and industry benchmark reports.

Once the valuation report has been compiled, a copy will be sent to the property owner. TokenHouse will also automatically upload the report and update the metadata of the NFT so that it reflects the findings of the latest valuation.

To ensure that NFT holders stay up to date, TokenHouse will send all TokenHouse NFT holders an annual reminder to encourage them to revalue their NFTs so that they take advantage of any increase in property value that may have occurred in the 12 months since the NFT was minted.
